General comments/suggestions:
It showed very nicely my buyer liked it but preferred the view on the other side of the building. Two other units we saw. No where's near the condition of this one but she knows she can fix the interiors. Thank u so much for the showing.

    No worries...there will be a buyer! You may need one of those other units to sell, but someone won't care about the view and will not want to do the updates the others require. You can't control your view or the desired view of the buyer.

    Clearly there is a preference and a significant premium for the view. The showing agent is correct. Finishes can be changed, but the view cannot. What does your agent think the price premium is for the view? Does she think you have correctly adjusted for the view in your asking price?

    Also, it does not appear that your agent has listed the property on either Zillow or Realtor.com. There are no listings that look like your unit on either site. If that's the case, you are missing out on a lot of potential buyers.

    It's frustrating that it's feedback about things you can't change. You should still feel good about what you achieved (it's a mighty effort so fast with two kids) and will get you the best return possible for that flat.

    Think back to when you & AS bought - what was it that attracted you? Are you/your REA using that as selling tools? Were there others in the building up for sale? Was it price? Best of luck.

    Thanks. 3 out of 3 saying they preferred the view on the other side is pretty bad, but it's a very small sampling of people.

    We did view several other places in the complex before buying this one. We tried to remember what we loved about it and emulated that: open concept, light colors, simple decor, gleaming hardwood floors, sunshine streaming in. We didn't have much thought about the fact that it doesn't face downtown; it faces other neighborhoods with lower buildings which means we can see for miles and miles, which we actually thought was better. More trees, more open space. Hopefully someone else will also prefer that to a city skyline.
