    The kitchen came out really well. I would remove the flowered chair and the kids' table from the living area. The chair especially makes the space look smaller and difficult to arrange furniture in.

    The relationship between the cabinet and the window behind it is not clear. Is the cabinet built in? How do you access the window?

    Another Reader, suggested a change to the living area. I would move the chair to where the children's table is, if you need to keep it for seating. I probably would move the child's table out also, unless you use it a lot. The chair just looks like it is floating in the space and blocks the flow of the room.

    The kitchen looks VERY nice. Your hard work is going to pay off!

    Thanks guys! We might fine-tune the layout as we go along; this was us desperately pushing to have it as done as possible for the Monday showing. Petunia, same cabinets, just painted and with handles added.

    The backsplash was the most expensive part of the contractor fee; combined with the new stainless outlets and the stainless panel behind the stove, it was just over $1000. (The tile portion of that was $650.) Totally worth it for the effect it has on the whole open living area.

    The kitchen is amazing - what a transformation!

    I would add a rug back to the living seating area to tie the furniture together. It's a small thing though.

    SCFR, funny you mentioned that. AS made sugar cookies to put in it! We left it on the back counter though. Smile
    Things people have suggested that we don't have: nice plates, nice napkins, wine glasses, rug. We have really nothing left to use for staging; everything has either been put into storage so we can fit our remaining belongings in the closets, or is just worn out and not nice-looking, because that isn't where our money's been going these past 7 years. Ah well. Shame we had to stage with so little funds, but if the place doesn't sell this year, we'll have money next year to put into staging supplies.

    The lighter colors make everything brighter and clean.
    The kitchen looks great.
    I wouldn't worry about having to set things out for staging - a few well placed items do the trick.

    The point of staging is to give buyers an idea of what each room can be used for. Everyone knows a dining table is for eating, therefore I don't think setting the table is necessary. I actually think it makes if more obvious that it is staged and might distract buyers. Subtle staging is better.
